How Mini Split Systems Work

A mini split system consists of an outdoor condenser unit and one or more indoor air handlers connected by a refrigerant line set. Unlike central systems, there’s no ductwork involved — refrigerant is pumped directly to the indoor unit, which conditions air at the point of delivery. Most modern mini splits function as heat pumps, providing both heating and cooling from a single system using refrigerants like R32 or R410A.

SEER2 Ratings and Efficiency

Mini split efficiency is measured by the SEER2 (Seasonal Energy Efficiency Ratio 2) rating under the updated DOE test standard that took effect in 2023. Higher SEER2 ratings mean lower operating costs. Our inventory includes mini split systems rated from 17 SEER2 up to 25+ SEER2, covering both standard and high-efficiency tiers for residential and light commercial applications.

BTU Sizing Basics

Selecting the correct capacity is critical. Common sizing guidelines for mini splits:

  • 9,000 BTU — Up to 350 sq ft
  • 12,000 BTU mini split — Up to 450–550 sq ft (1 ton)
  • 18,000 BTU — Up to 700–800 sq ft (1.5 ton)
  • 24,000 BTU — Up to 1,000–1,200 sq ft (2 ton)
  • 36,000 BTU — Up to 1,500+ sq ft (3 ton)

Always factor in ceiling height, local climate, insulation quality, and window exposure when sizing a system.

Single-Zone vs. Multi-Zone Systems

A single-zone mini split pairs one outdoor unit with one indoor air handler — ideal for conditioning a single room or space. A multi-zone mini split connects one outdoor unit to two or more indoor units, each independently controlled, allowing simultaneous conditioning of multiple areas at different temperatures.
